updates without the pain of updating

I'm planning on designing a site that will have a great number of
pages which change rarely and on each a small links box that will
change on a regular basis. How I do this without having to update the
HTML for EVERY page when this links box changes? Should I use an
iFrame? Is an extrenal DIV possible? Sorry, I'm a little dense on
this. Any help would be much appreciated. TIA.

Google up for "includes"
