If that is the only cause, the router is telling you that 60
seconds is a pretty short lease

If the OP does not know what this report is telling him, it is
not likely that he has modified the leasetime to be 60 seconds.

If I found this log on my network, I would investigate it too!

I think I might be thinking - 'what a tight-arsed ISP I have'.

DHCP lease renewal set at 31 secs (not 1 minute as far as I can see).

Get yourself a static IP address, and then get some protection to hide
behind.

Yes, 1 minute it is.
DHCP starts requesting a refresh at half way

No Steve is correct, DHCP lease time and DHCP lease renewal are seperate.

So am I disconnecting then reconnecting to the internet every 31 seconds?

14 June 2005 08:25:26 DHCP:renew

(assuming the log is from the router side NIC and not the internal nic)

The log shows that the router is asking for renewal every 31 seconds.
This is because the DHCP server is giving out a very low maximum DHCP lease.

DOL=60 DHCP Maximum Lease
T1 = 30 DHCP 1st Renew Time (50% maximum lease)
T2 = 53 DHCP 2nd Try Renew Time (90% of maximum lease)

The router isn't disconnecting from the internet, only asking for a
renewal. This will makes surfing slower and there is wasted overhead.
First off reboot your router, and see if the same problem occurs. If so
contact your ISP
